Loft Conversions and Stair Runners: How To Clean Steep, Narrow Staircases Safely

Mind your head.

That is the first thing I say on a loft job and it is not a joke – the second flight in a converted Edwardian terrace usually has a pinch point where the roof slope meets the stringer, and I have caught the same purlin in the same house in Walthamstow twice, four years apart. Loft stairs are a different piece of joinery from the main flight. Steeper, narrower, often built by a different trade at a different decade, and carrying a runner that was fitted by someone working in a space too small to kneel in properly. They are the hardest carpet in a house to clean well and the easiest to ruin.

Why is a loft staircase harder to clean than the main flight?

Geometry, mostly, and geometry that sits at the legal limit of what is allowed.

A private staircase is permitted a pitch up to around 42 degrees, and loft flights are routinely built at or near that number because the available floor space is whatever the landing below could spare. Add winders at the turn – three or four triangular treads pivoting round a newel – and you have a stair where the useful width of a tread at the inside of the turn is about the length of a hand. That is where the runner is narrowest, where the wear is worst, and where you cannot get a tool square to the surface.

There is a wear pattern that goes with all this. The loft runner is usually the newest carpet in the house and it goes first, because a steep flight concentrates every footfall into the front third of a narrow tread. Clients read that as poor quality. It is geometry taking a toll that a shallower staircase spreads out.

Headroom is the other constraint. The regulations allow reduced clearance at the edge of a loft flight, and reduced clearance measured on a drawing translates into an operator working bent at the neck for the top four treads. You get less pressure through the tool and worse extraction, and the top of a loft flight is exactly where the soiling concentrates because it is the pinch point everyone’s shoulder brushes past.

Winders, spandrel panels and the bits you cannot see

The triangular treads hide the worst of it. Soiling collects at the narrow end against the newel, where nobody’s foot lands and no vacuum has ever reached, and it packs down over years into something that looks like part of the carpet. A hand tool will not fit that corner. I use a small horsehair brush and a solvent-side spotter, worked in by hand before anything wet goes near it, and I allow twenty minutes for four treads.

Should the runner come off the stairs?

Usually, and this is where I lose the room.

A stair runner in a loft conversion is fitted one of two ways. Rods sitting in brackets at the base of each riser, which is the traditional method and the reversible one; or stapled and gripped, tacked at the nosing and the riser joint, which is faster and effectively permanent. What is underneath is almost always felt or rubber crumb underlay, cut in strips, and that underlay is a sponge.

Rods come out in ten minutes, staples do not

Rodded runners lift. Slide the rods, roll the runner off the flight, carry it down, clean it flat on a hard floor where you can extract properly from both directions and where the water has somewhere to go. The stair itself gets vacuumed and wiped in the meantime. Ninety minutes later it goes back on.

Number the rods before they come out. They are rarely identical, particularly on a loft flight where the width narrows through the winders, and a set put back in the wrong order will sit proud at one end of a bracket and rattle for the next decade. Chalk on the underside, one to twelve, and photograph the flight before you touch anything.

Photograph the winders especially. The way a runner folds round a triangular tread is a decision the original fitter made with the material relaxed and the light good, and you will not improve on it at four in the afternoon with a machine still running downstairs. I have spent longer refitting three winder treads than cleaning the entire flight. The result is not comparable to what you get in situ – it is a different order of clean, because for the first time in the runner’s life the tool is passing at a right angle to a supported surface rather than skidding over a nosing at forty-two degrees.

Stapled runners are the argument. Taking one up means pulling forty or fifty staples, and putting it back means a fitter. Most contractors will not price that, so they clean it where it lies, drive water into a felt underlay that has no way of drying, and leave.

Here is my position: hot water extraction on a stapled runner over felt underlay on a loft flight is the wrong method and the trade does it anyway because the alternative is two hours nobody quoted for. Clean it dry – encapsulation or a low-moisture pad system – or get it up. Those are the two honest options. Soak it and you move dirt from the top of the pile into the underlay, where it stays until the smell arrives in August.

Steel staples and water do the rest. They rust, and the rust wicks up into the pile at every fixing point, and eighteen months later you have a row of small orange marks along the nosing line that no amount of anything will take out. I have seen it on a runner in Kilburn where the previous firm had been through twice with a truck-mount and the client thought the marks were wear.

How much water can a timber loft stair take?

Less than the main staircase, and the main staircase is not generous either.

Loft flights built after the mid-nineties are usually softwood strings and treads with MDF risers, and the riser is the weak point. Water running off a nosing goes straight down the face of the riser and sits in the joint at the back of the tread below. MDF does not recover from that. It swells at the edge, the paint splits along the line, and the client blames the carpet cleaner because the carpet cleaner was the last person there.

The nosing is where the job is won

Everything about stair cleaning concentrates at the nosing. That is where the traffic lands, where the pile is crushed flattest and where the temptation to spray more solution is strongest. Work the nosing with the tool angled down the face of the riser rather than square onto the tread, use short passes, and dry-stroke twice for every wet one. Two dry passes is not a suggestion. On a felt underlay it is the difference between four hours drying and twenty.

Older houses have a different problem: the original stair to the first floor is oak or pine with open joints, and water finds the gap between tread and riser and reappears as a stain on the ceiling of the room below. Once. Then you learn.

Where do you stand while you are doing it?

Below the work, facing up, always.

On a 42-degree flight you cannot clean a tread from the tread above it – there is no room to get your body over the tool and you end up reaching down and sideways, which is how people fall. Stand two or three treads below the one you are working on, keep a hand on the rail, and move down the flight as you go. The machine sits at the bottom of the stairs on the landing, never on a tread.

The hose is the thing that will hurt you

Solution and vacuum hose across a steep flight is the genuine hazard on this type of job, more than the water and more than the height. It wants to slide, it snags on a baluster and then releases, and a loft flight gives you no run-out at the bottom because there is a landing wall about a metre from the last tread.

Run the hose up the wall side, not the balustrade side. Loop it once round the newel at the bottom so a snag pulls against the post rather than against you. And nobody else goes up or down that flight while it is rigged – on a loft conversion that means the person whose bedroom is up there sits downstairs for the duration, which they will find inconvenient and which is not negotiable.

Mind your head coming down with a hand tool in one hand.

How do you dry a staircase everybody needs to use?

Faster than you would expect, if you use the shape of the thing.

A stairwell is a chimney. Warm air rises through it naturally and a loft flight sits at the top of two storeys of that movement, so the airflow is already working for you before you plug anything in. One air mover at the bottom of the flight aimed up the treads, one window open at the top of the house, and a rodded runner cleaned flat will be walkable in a couple of hours.

Tape it off, and mean it

Wet treads on a 42-degree pitch are the most dangerous surface in a domestic property. A wet nosing under a sock has no friction at all. I put a chair across the bottom of the flight and tape at the top, and I tell the client the time it comes off rather than asking them to judge it.
